6 reasons why you should list your home right now

The demand for property during Covid caught many people by surprise as buyers optimistic for the future poured into a market suffering from a lack of homes for sale. 

The supply and demand equation is only part of the real estate picture. We have record-low interest rates supplemented with federal and state government saving schemes, tax discounts and grants of $25,000 and more for first-time buyers.

Fears the Covid-related slowdown in immigration and exodus of students from the rental market would damage values have not played out.

After so many months in lockdown, if you’re thinking of selling now, prepare for a tsunami of interest.

You need to be ready to make quick decisions on your sales strategy and price because many buyers are suffering a bad case of FOMO (Fear of missing out!). 

Below is an outline of some typical seller experiences to give you an idea of what you’ll experience in the current market. Our aim is to prepare you for the fast pace of negotiation that, if handled properly, will maximise the value of your home.

  1. Local scene: If stock is tight – and in most areas it is – expect to attract substantial interest. Buyers have more choice in suburbs with plenty of homes for sale. Your experience as a seller will be dictated by local factors rather than national headlines.

  2. Strong demand: Be prepared. Some properties are selling within just a few days. Finding a buyer in a 10-day window is not unusual in the current market.

  3. Eager audience: You still need to advertise unless you specifically want to sell off-market. Once you’ve listed on a property site, expect thousands of views, at least 30-50 direct inquiries and plenty of foot traffic for your “Open” – if we haven’t sold before then.

  4. Fast-track: It’s common for offers to start coming in over the phone and email, even if your property is scheduled for an auction. You may wish to sell prior, or insist on waiting for the auction, believing it will deliver the highest possible price. (That’s a legitimate play).

  5. Price goal: You’ll have a target price. So if a buyer matches or surpasses your expectation before auction, what’s your response? There’s no guarantee the auction will produce bigger offers and sometimes the deal in front of you is very much worth taking.

  6. Last word: The recent announcement by APRA that they will be changing mortgage eligibility rules signals there are likely to be changes on the finance front. While we can get excited about the market right now, we also need to ground ourselves a little and keep price expectations realistic rather than stratospheric. The deal’s not done until contracts are exchanged.

It has been a popular feature of a home for two decades and more. However, a small but noisy school of thought now suggests it’s time to revert to the old formula in which rooms have a specific purpose.

As an experienced agent, I have seen real estate fashions come and go and come again. Perhaps you’re seeking an open-plan layout for your dream home, or maybe thinking that smaller rooms are easier to maintain, and heat and cool.

If you’re searching for a home right now, I’ve pulled together a list of benefits and drawbacks to open-plan living. It might help you consider a broader range of properties if you’re aware of all the pros and cons of various designs and floor plans.

Open-plan benefits:  

  • A living area where no boundaries lie between leisure and the kitchen will be a magnet for the entire family at least twice a day. Interaction is essential for a harmonious household – especially if you have teenagers – and open plan living helps you achieve this.

  • Young families will benefit because it is far easier for mom or dad to keep an eye on young children. It also avoids the temptation to pack them off to their bedroom or playroom, where they won’t see you or talk to you.

  • For anyone who loves entertaining, open-plan living is essential. You can slave over your stove while not being excluded from your guests or supervise homework while cooking the evening meal.

Open-plan drawbacks:

  • It’s usually the highest maintenance area of the home. With so many activities going on, there’ll inevitably be a mess at the end of the day. For example, folks often use the island bench as a dumping ground for bags and keys. If you love a tidy home, you might find yourself continually cleaning.

  • It’s a privacy killer. Without a sound barrier, it’s hard to read a book when the TV is on or there’s a conversation in the kitchen. When the phone rings, everyone else in the room is asked to keep quiet, or you’ll need to take the call elsewhere.

  • Decorating an open-plan area can be tricky. Furniture needs to match and be of a similar size. The visual balance of an open plan area can be ruined if your couch is far larger than your dining table.

I recently heard @drphil say this in his podcast and I loved the phrase and its meaning.

It is so hard sometimes to see the blessings or the wins when we are faced with any kind of disappointment.

This happening can be personal or business related. It does not matter. At the moment, we simply struggle with pain, or frustration, or fear, or despair.

Often, it is the passing of time that shows us that the person that is no longer in our lives, that promotion we missed, or that business that crashed, proved to be a positive.

Maybe we had to pívot, maybe we had to grow, maybe we had to reflect or maybe we had to further our education.

At the end, losing might have been what made us succeed. What made us shine. What made us happier.
